The movie begins with a happy family moving into their new flat 13 B. Everyone’s happy as their long time wish has finally been fulfilled. However, from the first day itself strange occurrences take place — milk gets spoilt, the lift doesn’t work, and when photographs of gods have to be put up, the nails just cannot be hammered in. But the family doesn’t pay much attention to such occurences blaming it on some mechanical flaw.

As the men of the house leave for work, the women are glued to the TV and their favourite serial. Suddenly the remote refuses to work, and a new serial Sab Khariyat comes on TV, which has an uncanny resemblance to the family. From that moment on what happens on the serial starts happening in the life of this family too.

This is noticed by Manohar (R Madhavan), who is shocked by the coincidences. (How the others who have been watching it everyday and fail to see these coincidences is not understandable). He soon gets into the habit of watching and being updated about the serial, and is terrified when after a few episodes, of good things happening, it takes an ugly turn and life-threatening sequences start happening.

So, Madhavan takes the help of his friend inspector Shiva (Murli Sharma) to solve this mystery and find out why it’s his family that has been chosen to go through this ordeal.

R Madhavan has given a good performance, while the supporting actors are just okay. The cinematography and background score are good giving the movie an exciting feel. The starting is quite gripping and it does have an interesting and scary element to it. However, it’s the ending after one has been fed with quite some engaging scenes, that falls really flat.

As the mystery gradually unfolds, holding the suspense, when the truth does come out, it comes quite abruptly, and does not justify the story that has so far unfolded.

As for the songs, this is one movie which should not have incorporated songs, and just seem to be disturb the flow and substance of the story.
